This representation includes the negotiation of the contract of sale, oversight of all contract contingencies, which may include mortgage contingency and the results of inspection and title reports, and the closing.
Purchase Transactions
For real estate purchase transactions, we will negotiate the contract of sale and coordinate the purchase of title insurance and a survey. We will also work with the lending institution and the title insurance company to prepare mortgage closing documents and Settlement Statement to be signed by both buyer and seller. Finally, we will coordinate and attend the closing. After closing, will ensure that the deed is properly recorded with the county clerk.
Sale Transactions
For real estate sale transactions, we will assist with the payoff of any mortgages and/or liens on the property, prepare the Deed, Affidavit of Title, and Form 1099. Finally, we will attend the closing with the client, or attend on behalf of the client. Proceeds of the sale will be wired directly to the client’s bank account.
